Union Crossing/PBR Capital Group, LLC exists to create an attainable, well-designed neighborhood where North Sioux City’s residents and workforce can attain the American Dream of home ownership while living closer to work, strengthening the City’s tax base, supporting the school district and creating long-term economic health of the area.

We are planning for 58 dwellings in Phase I-A. After Phase I-A and I-B are completed, we will have a minimum of 110 dwellings.

“Union Crossing is committed to developing residential lots for construction of affordable housing starting under $300,000 up to $410,000. Anyone can acquire a lot, currently Phase 1A has lots still available, there are governing documents for the planned development that all lot owners must abide by and the current list of “approved builders” are committed to the community and achieving the goal of affordable housing. Union Crossing’s goal is to have construction of homes underway by May 2026.”
